When a large food manufacturing plant relocated, the building owner needed the site cleaned for the next tenants. That’s when he called in the experts.
Industrial Cleaning Specialists were recently approached by a well-known office fit out company to quote on a major job they had undertaken. A large food manufacturing company were relocating their manufacturing plant, and an industrial cleaning job of this magnitude, with its many components, needed experienced professionals.
The overall job and its strict conditions
The overall contract was for the restitution of the current buildings on the site. They had to be restored to a state that was acceptable to the owner of the building. This was no small job, and required plumbing, flooring, glazing and electrical work to be carried out. A total clean was also required for of most of the walls, floors and ceilings on the inside of the buildings, as well as some painting work in the main office area, and a full clean of the exterior walls.

Once we completed a thorough inspection of the premises, a quote was prepared including the types of detergents and cleaners that would be used in specific areas of the site. The quote also had to make allowances for timing of the work around the other sub-contractors, who would be working at the same times as our team, e.g. the plumbers, electricians and glaziers.
Not only did we have very high standards to meet from the owner of the building, but the new tenants also had very strict instructions.
They themselves were under pressure to meet standards acceptable to the certifying agencies involved in their environmentally friendly product range. This of course added extra pressure, but fortunately, the team at Unique are specialists in this type of work. The main contactor was more than happy to accept the quote and work with Andrew Chan and his team.
Getting started – inside and out
The work started with a full exterior clean using a hydro-jet, but the instructions from the client were that we couldn’t use chemicals or detergents.
The outside work also included pumping out and removing the gunge from the trade waste area, and then cleaning and deodorising the sumps, using a heavy duty industrial degreaser mixed with a highly effective odour masking agent.
Inside the main warehouse and factory building, all the walls and ceilings were cleaned, using low pressure hydro-jets and an alkaline foaming detergent. The vinyl floors were cleaned by stripping the old polish off using an especially imported product, and a ride-on floor scrubber with HD pads. They were then re-polished, again using an overseas product made under license in NZ.
The office annex, including lunch rooms and toilets, were all cleaned by hand using rags and hand scours, followed by sanitising all surfaces with an approved alcohol. The hand cleaning and sanitising system was also used in all relevant areas in the factory and warehouse areas.

One unusual aspect of this particular job was cleaning the PVC curtain strips on all the factory roller doors.
The only way of attaining the level of finish required by the client, was to clean both sides by hand, using our scissor lift, and scouring with a diluted solution of the alkaline detergent used on the factory walls and ceilings. It was time consuming and logistically tough, and a great example of why people call us for the tough jobs.
As seen in this case study, sometimes harsh chemicals are not an option when cleaning. This is when our super-heated water machinery comes into its own.
